This commercial complex was planned in a central and densely populated area of the city. Located on the same block as Oscar Niemeyerís historical house, the two towers were designed to integrate with the house and create a new use for it. In the main building, the first and the second floor are dedicated to stores and other sevices. In the other one, there is a hotel lobby, a bank and a fitness center. The central area can be easily accessed by the pathwalk. The upper floors are designated to offices and health clinics. They all have different sizes and proposals of layout. There is also an option to buy the entire floor, so it can be directed for different demands.

The proposal of this project was to make the architect the enterpriser, by understanding the real estate market. The building was designed considering a real and available 900 m2 lot. It was made based on studies and research, to attend to the demand of the neighborhood population, that was for small and low cost apartments. Each apartment has a different configuration, which allows variations of prices and demands. All the costs, including the purchase of the lot, construction and other taxes, were calculated to make the enterprise profitable. The commercial establishment also helped to lower the costs, and the yoga studio can have a connection with the building, if the owner desires. The second floor has a balcony, with a view of the city.
